Sellers: Our experience with Corey and Christine Poore could not be more
positive or successful. We recently completed our second transaction with the
Poores, amidst a changing, confusing and challenging housing market in the Spring
of 2006. The Poores efforts are quantifiable and clear - our home in Las
Sendas obtained a contract in 21 days, and sold for 97.9% of the list price. How
did this happen? Here are several reasons: - Quantifiable Pricing
Strategy. Understanding that deciding the price point for a home is more an
art than an exact science, Corey nonetheless applied objective, quantifiable metrics
in the Las Sendas market to determine an appropriate price range for our house.
He did not take the popular approach of asking us what price point we wanted (or
needed) to sell, and basing his suggested list price from our subjective (and
most likely, biased) assessment. Corey stressed that listing the house at the
proper price point was crucial when the market, as it is currently constituted,
is saturated with supply. We built a solid foundation on which to effectively
market the property.
- No Nonsense. Corey did not tell us what we
wanted to hear. He told us what we needed to hear. For example, we needed to hear
specific staging strategies that the house needed to stand out amongst the other
homes on the market at the time. He also stressed that we stood a much better
chance of getting the most money for the house by pricing it closer to the recent
sold comps for our style home, rather than price it at the top end of the market.
Some of their theories are contrarian to what you might expect to hear from other
Realtors, but they are based in objective, rational and experienced thinking.
Corey is pleasant and professional at all times; he did not pander, placate or
take a condescending tone with any of the related parties in the transaction.
- Staging
Expertise. Corey assessed our home to determine what repairs and staging improvements
were necessary in order to make our home show as well as possible. We followed
his recommendations and we were able to optimize the effectiveness of our showings.
It certainly was a core reason the home sold quickly; the home showed well, and
we were able to recoup much of the investment in staging the home for selling.
- Competent
Handling Of Offers. Within 18 days, we had competing offers on the house.
Corey professionally managed the situation with our best interests in the forefront.
Corey and his staff worked late into the evenings to facilitate and present offers
and counteroffers, always keeping us fully informed. Even though Corey was presenting
counteroffers on our behalf, we always felt as though we were in control over
the transaction. Corey provided advice and guidance throughout, yet listened to
our feedback and opinions. Together we were able to secure an acceptable contract
within 21 days, at 97.9% of the list price.
- Follow Through to Close
of Escrow. Corey and his staff kept us fully informed throughout the escrow
process, and our sale went through without a hitch. We always felt as though Corey
was on top of things, and when we had questions on the process, Corey effectively
fielded them all.
Looking back on the transaction, I can tell that
the primary reason it was successful was that a proper foundation for selling
the home was formed at the outset, through proper pricing. Once that was established,
the balance of the strategies fell into place. It wasnt about open houses,
fluffy marketing materials, or unreasonable promises. It was about pricing our
house properly so that it would attract buyers in a very competitive market, while
still positioning us to maximize our proceeds from the sale. It may not sound
like the most exciting or romantic of strategies, and clearly, it isnt.
To me, however, the bottom line is the bottom line: 21 days, 97.9% of the list
price, in a market where competing homes are selling for a lot less and taking
a lot longer to do so. And that, to me, is exciting! From start to finish,
I was pleased with Corey & Christine Poores efforts in preparing, pricing
and marketing our house. Their results speak for themselves. Sellers have myriad
options and Realtors available to them today. Corey Poore stands amongst the best
of them, and it would be hard to overstate the positive impact he had on the sale
